All agents of the brokerage were "sub-agents" of the listing agent responsible for finding potential buyers while owing fiduciary duties to the seller in the transaction
Buyers in the transaction did not have clear separate representation and buyer agency did not exist.
Can you think of some areas where a conflict would exist between the interests of the buyer and the seller? Like PRICE? or INSPECTION? LOYALTY (only trying to sell their seller's property and not what is best for the buyer)?
How about conflicts between buyers who hold the same profile and are looking at the same property? What about potential conflicts there?
