With greater transparancy and protection comes new potential liabilities.
Agency representation in a transaction or contract isn't always understood by the parties. Our mission is to try and simplify the concept and illustrate it in terms that everyone can understand.
The new changes affect all aspects of real estate in Washington State. While Sellers have always had written contracts with a real estate brokerage through listing agreements, they were never required of Buyers.
The new updates to RCW 18.86 include protections for renters as well. For years Firms were required to have written agreements with landlords, but not renters.
There is a lot to learn in the new Buyer Brokerage Services Agreement. By law they must include the type of Agency (Exclusive/Non-Exclusive), Duration, Terms of Agent Compensation, Limited Dual Agency, and much more!!!
